Tonsing Properties, a local real estate investment and development company, has begun pre-construction sales at the $45 million 1945 at University Station condominium project.

The transit oriented development, or TOD, is at 1945 S. Josephine St. in Denver, near the new University Station light rail stop. It is one block east of University Boulevard.

The seven-story, 111-unit project includes everything form studios to two-bedrooms with two baths plus dens. Initial prices range from $232,000 for a 724-square-foot units to $494,000 for a $494,000, according to the company’s Web site, liveat1945.com.

Brisk sales are anticipated based upon the early interest and rate of inquiries about the project," says Raymond Tonsing, president of Tonsing Properties. "High quality well planned transit oriented developments such as 1945 are very much in demand in Denver. With the opening (last Friday) we expect many serious buyers who want to combine lifestyle and location to seek out 1945 as their new home."

Lisa Wimbush Cramer and Mark Cramer with Coldwell Banker Devonshire Cherry Creek are the exclusive brokers for the property. Oxford Mortgage, located in Greenwood Village is the preferred lender.
